Residential Project No. 100 is located in the Mehrshahr district of Karaj, adjacent to green corridors and surrounding orchards. Its direct visual connection to the apple orchard and the natural landscape became the starting point for shaping both the architectural form and spatial organization of the project
During the design process, the outer envelope was intentionally transformed from a flat, static surface into a dynamic, flexible, and multi-layered volume. To achieve this, facade elements were carefully shifted, rotated, and offset across different levels. These controlled displacements not only create diverse visual frames but also generate deep shadow lines across the building envelope, producing a dynamic interplay of light and shadow throughout the day. As a result, the facade departs from the conventional language of typical residential buildings, presenting instead a vibrant, fluid, and expressive architectural identity
This dynamic geometry extends continuously from the ground level to the roof, while also enabling the formation of generous and varied terraces. These terraces enhance the living quality of the residential units and establish a meaningful connection between interior spaces and the surrounding orchards
The project’s angular and fluid language is not limited to the exterior envelope but also serves as the guiding principle for the internal organization. The layout of residential units, circulation paths, parking areas and ramps, as well as shared amenities such as the gym, cinema, and swimming pool, have all been designed based on the same geometric logic. This ensures a cohesive relationship between plan, form, and facade. Accordingly, the final facade expression is not an applied surface treatment but rather the natural outcome of a systematic process emerging from the architectural plans

In the initial phase, the complete architectural design—including all spatial and functional components—has been finalized. The structural, mechanical, and electrical systems are currently being developed under the direct supervision of the design team to ensure full integration and consistency across all project disciplines
Ultimately
the angular and articulated facade geometry, combined with its volumetric dynamism, creates precise and valuable visual frames toward the apple orchard across the site. This architectural language flows throughout the entire project and shapes the spatial organization of key areas such as the cinema, swimming pool, sports facilities, and circulation paths
